• Evaluate property to determine market rent based on our experience and current market conditions. Pricing to maximize revenue and minimize vacancies.

• Conduct a needs assessment with owner and survey the property for needed repairs or improvements.

• Advertise the property, take rental calls and show property to qualified prospective tenants.

• Screen rental applications: background check, landlord reference and employment verification.

• Coordinate necessary repairs, maintenance and cleaning as needed through our subcontractors.

• Prepare lease and necessary documents for new and current tenants.

• Collect security deposits, rents, and other tenant fees.

• Attend court for evictions on behalf of owner with attorney. Coordinate and perform setouts as needed.

• Prepare monthly statement and check to owner by the 15th of each month.

• Provide year end accounting to owner.
